What is Crawl Space Structural Repair?

Your crawl space carries the floors above it. Joists, girders, and piers work together to transfer weight through the structure. Moisture, wood rot, termite damage, or inadequate support can interrupt that system.

Crawl space structural repair addresses the damaged or weakened parts of that structure. Our inspection identifies where reinforcement, replacement, or additional support is needed—and how moisture control should fit into the repair.

Signs You Need Crawl Space Structural Repair

Changes upstairs can begin underneath your home. We look at the visible symptoms and inspect the crawl space to understand what is causing them.

  • Changes in your floors
  • Damaged framing or supports
  • Moisture beneath your home

Sagging or uneven floors

A dip, slope, or soft spot in the floor can point to weakened framing or support below. The inspection checks the joists, girders, and their bearing points before recommending a repair.

Wood rot

Persistent moisture can weaken wooden joists, beams, and posts. Damaged framing may need reinforcement or replacement alongside work to address the moisture source.

Drywall cracks

Cracks around doorways or across interior walls can accompany movement in the floor system. Their location and pattern help guide the inspection; a crack alone does not establish the cause.

Sticking doors

Doors that begin dragging or no longer meet the frame evenly may be affected by movement below the floor. We consider these changes together with the condition of the supports.

Termite damage

Insect damage can reduce the strength of structural wood. An inspection identifies affected framing and the recommended repair scope; active pest treatment is a separate concern to address.

Musty odors, humidity, or higher energy bills

These can point to crawl space moisture or insulation issues. They are reasons to investigate the space, rather than proof that structural repairs are needed.

Our Solutions for Structural Repair

A lasting repair considers the whole support system. The right combination depends on the condition of your home’s framing and the ground beneath it.

How we approach the repair

+

We inspect the joists, beams, existing supports, and bearing conditions before recommending support locations and any adjustments. Your repair plan determines the configuration; lifting range and capacity are not one-size-fits-all.

crawl space girders

Crawl Space Girders

Girders are the main horizontal beams that carry the floor joists and distribute the weight above.

How we approach the repair

+

When a girder is weakened by rot or damage, additional posts alone may not resolve the problem. We identify where reinforcement or replacement is needed and how the repaired beam will be supported.

Crawl space joist

Crawl Space Joists

Joists run beneath the floor surface and transfer its weight to the girders and surrounding structure.

How we approach the repair

+

Damaged joists can contribute to uneven floors and cracked finishes. Your plan may include reinforcing or replacing affected framing, with the extent of the work based on the inspection findings.

Crawl space supports

Crawl Space Piers

Piers provide bearing points beneath the girders. Their condition and placement affect the support of the floor system.

How we approach the repair

+

We assess deteriorated, shifted, or inadequate supports and the ground beneath them. Repairs address the support and its bearing conditions together, rather than simply covering visible damage.

Repair the framing. Address the moisture.

Moisture control helps protect the crawl space, but it does not restore wood that has already lost strength. Likewise, reinforcing damaged framing without addressing ongoing moisture can leave the cause unresolved. We explain how structural repair, waterproofing, and encapsulation may work together for your home.

“*EDIT* The installation manager came out to address the issues that we experienced from the previous work/review. He removed all the trash that was leftover and made the crawlspace presentable again. He cleaned up the wires, affixed the electrical items to the joist, caulked the gap of the exit pipe, and made the…”

dehumidifier level. I appreciate the level of care that David and Daniel provided. I am not happy with the work that was done. I assume that when you pay over $7,000 for a job that they will leave the space as good or better than what it was before and that is not the case. There is trash inside and outside of the crawlspace that was not there before. The ground was level prior to them coming out and it is now not that way. It is a mess and I will see what happens when they come to take a look but I would not recommend them to anyone. Especially because before even doing the work they asked me for a good review - If you do good work you don't have to ask for a good review your work should speak for itself. The rep that came out initially was David, he was such a kind and down to earth person who explained things in great detail and I thought what he said was reliable. I have my husband taking time off work to come meet with them so that maybe they will listen to his concerns.”

Crawl Space Structural Repair FAQs

Can structural issues in a crawl space affect the rest of my home?

Yes. Weakened floor joists, girders, or supports can contribute to sagging floors, cracked finishes, and misaligned doors above. An inspection identifies whether those symptoms are related to the crawl space.

Will support jacks fix every sagging floor?

The repair depends on the cause. TerraPost supports may form part of the solution, while damaged framing may also need reinforcement or replacement. We inspect the whole floor system before recommending the work.

Do structural repairs also address moisture?

Your inspection considers both the structure and the conditions affecting it. If moisture is contributing to deterioration, we explain the appropriate waterproofing, humidity-control, or encapsulation work alongside the structural repairs.

Do I need an inspection before structural repair work begins?

Yes. Every structural repair project starts with a free in-home inspection so we can prepare recommendations for your home’s specific conditions.

What protection comes with the repair?

Your written proposal explains applicable lifetime transferable warranty coverage and our money-back guarantee. Our five-star service guarantee backs the experience as well as the work. Ask about TotalCare™ Maintenance for ongoing care.
