Most people are not aware that a large amount of air they are breathing inside the home comes from or passes through the crawl space. There are thousands of strains of mold growing in North Carolina and Tennessee. At Crawl Space Brothers, we rarely go into a crawl space that does not have some form of growth. White, yellow, and brown wood-eating mold are the most common.
Fixing the crawl space mold issue requires two steps. First, killing the existing mold by spraying an anti-mold solution directly onto the colonies. Second, by hand cleaning all visible colonies from any surface in the crawl space, usually the floor joist and sub-floor. To treat the mold growth, we use an Earth-friendly agent, YCS Cleaner, that removes any mold, dirt, or other debris, while revitalizing and restoring the surface beneath.
All the Crawl Space Brothers staff are personally experienced in identifying mold/fungal growth in crawl spaces and worked to treat and clean it. Having your crawl space inspected for mold growth by a professional who has done it before is always a good idea. We are your crawl space mold removal and moisture remediation experts. Out of the thousands of crawl spaces in the Southeast that Crawl Space Brothers have been in over the years, guess how many were mold-free? At best 1 in 100! Every home has some sort of mold/mildew/fungal growth happening in the crawl space. Mold is commonplace in crawl spaces and is usually not something to panic about. However, there are varying degrees of mold in a crawl space. Ture mold remediation is generally required only when the mold is a 9 or 10 on a 1-10 scale. Mold remediation means hazmat suits, vacating the home, mold in the walls and drywall, and much more. Most crawl spaces can be fixed with a simple mold/fungal growth clean up job. This consists of spraying the colonies and wiping them clean.
If you think there may be mold in your crawl space, it is always good to have a professional do an inspection. Crawl Space Brothers does not offer full mold remediation and is not licensed to do so; however, we do offer great fungal growth/mold cleanup that is enough for almost every crawl space.
The number one thing homeowners think when they find out there is mold in their crawl space….kill it! Crawl Space Brothers takes that a step further by killing it, then also ensuring it does not come back! The only way to do this is by creating an environment where mold and mildew cannot grow.
This means controlling the relative humidity. Mold and mildew cannot grow when the relative air humidity in the crawl space generally stays at or below 50%. Homeowners invest in killing the mold then wonder why it comes back in 6 months. The reason is that there were no preventative measures taken to keep the humidity low. Preventative measures consist of a dehumidifier and often an encapsulation. Guess what the most expensive home improvement you can do is? The one you do more than once! Avoid the cycle and kill the mold right the first time!
Treating the mold in the crawl space always starts with a great mold spray. We use YCS Cleaner to remove any and all mold present. YCS Cleaner is an Earth-friendly cleaner that leaves no toxic residues, it removes any present mold, dirt, mildew, algae, and any other present organic matter, while also revitalizing the surface beneath. YCS Cleaner reacts with organic matter, encapsulating stains into a foam.
Once the best mold treatment solution is in use, the important part is spraying and cleaning effectively. Crawl Space Brother’s process is to thoroughly soak each joist in the crawl space (side, bottom, side, subfloor, repeat) — a painstaking yet necessary process. The spray will soak into the porous wood and kill the mold spores harboring inside while encapsulating any particles into the foam produced. Then we use a HEPA vacuum on all sections of the wood, picking up all the foam and leaving it looking like new!
If your crawl space does need remediation, the cost can range from $500 for a small space up to around $5k for a larger space. If the mold has infiltrated the walls and sub-floor, it can be as much as $50k. Since most crawl space mold growth situations can be fixed by spraying and scrubbing all the colonies, instead of doing a full remediation, the cost is usually on the lower side of the spectrum. When it comes to getting the exact price and scope of work required to address your crawl space mold issue, having a professional assessment is always a good idea!
